Each property and client has a unique set of requirements, so the approach needs to be tailored accordingly. As a company, we are passionate about crafting a personalised service rather than offering a standard, off-the-shelf solution.

By creating a clear roadmap in collaboration with our clients and customers, we focus on both short-term and strategic goals. Short-term goals often include smaller maintenance tasks, establishing more efficient operations or training for site staff, enabling us to quickly make a positive impact. While strategic goals may involve developing a Long-Term Maintenance Plan through our In-House Building Surveying Department, ensuring accurate service charge budgets and adequate reserve fund contributions for major works and improvements.
The Principle Promise in Practice
Our structured approach breaks down into five distinct phases, each designed to build upon the previous stage while maintaining momentum throughout the transition.
Days 1-14: Familiarisation
We begin with a comprehensive meet and greet process, ensuring residents feel acknowledged and heard. Our team conducts thorough site familiarisation visits, understanding the unique characteristics, challenges, and opportunities your property presents.
Days 15-30: Developing a strategic plan
This crucial phase involves detailed staff consultation and ensuring full compliance with Building Safety Act requirements. We work with your previous agent and/or current data for financial integration, review all maintenance contracts, assess utility arrangements, and develop a comprehensive Long Term Maintenance Plan that protects your investment.
Days 31-60: Establishing efficient operations
With foundations in place, we implement robust reporting systems and establish our proactive maintenance programme. This phase focuses on operational efficiency while maintaining the high standards your residents expect.
Days 61-90: Enhancing the resident experience
Strong communities are built on effective communication. We prioritise meaningful resident and tenant engagement, ensuring everyone feels connected to both the management process and their community.
Days 91-100: Monitoring and evaluation
The final phase isn't about winding down – it's about going the extra mile. We conduct comprehensive monitoring and evaluation to ensure every aspect of our service meets the high standards we've promised. We review meeting and feedback encourages to discuss what has worked well and if there is anything we could have done better
