Managing Director

Brett founded Principle in 2018 having worked for large managing agents nationally for over 20 years. A Chartered Surveyor, fellow of the RICS, and former ARMA Chairman, Brett takes overall responsibility for Principle as Managing Director but still takes a hands-on approach working alongside clients and colleagues. Outside of work, Brett enjoys time with his family and is a keen rugby fan. When the weather is fine, he can be found driving his Morgan three wheeler.

Polly has over 20 years of experience in our profession and is a specialist in residential property management. With her unwavering passion for the industry, Polly is best known for providing and championing high levels of service for residents and clients, and for her exceptional leadership skills. Polly now leads all our property management functions, overseeing the management of our portfolio and guiding the team to ensure this is maintained to the highest standard. Away from the office, Polly can usually be found out with her Spaniel, Fern, or hiking with her husband.

Rachael has over 15 years of experience and is a specialist in residential property management. Rachael is known for her expertise in managing complex mansion developments, leading site teams, and providing the high levels of service expected by clients and residents. She now leads Principle’s London office overseeing a portfolio of prime, central London properties mainly located around Regents Park, Hyde Park, Mayfair, Marylebone and Kensington.

Director - Calthorpe Estates

Stephen is a Chartered Surveyor and member of the RICS having qualified in 1987 . He is also a member of the Chartered Institute of Housing qualifying in 1982.

He has spent his entire career in commercial and residential property management working in both public and private sectors acting for Property Investment Companies and Developers, Financial Institutions, Utility Companies, House Builders, Public Sector Bodies and Private Investors. Since 1998 he has delivered consultancy and property management services to Calthorpe Estates and has become a specialist in both their scheme of management and residential estate. Outside of work he is a long suffering Birmingham City supporter who enjoys travelling with his wife and spending time with family, particularly with their four grandchildren.

Esme has worked for Principle since 2020, starting in customer service, moving onto business integration and then becoming our Operations Manager.

She has played a key role in our operations review and development of The Principle Playbook, our internal knowledge base.

Lisa-Marie has worked in residential property management since 2012 and has experience in social housing and national managing agents, overseeing a myriad of development sizes and teams. In her role at Principle, Lisa-Marie oversees London operations, helping to drive our growing presence in the capital.

Jack has worked in the sector for over 15 years in a variety of roles and holds a RICS accredited BSc (Hons) degree in Real Estate Management.

As well as supporting Principle with the growth of the business, he has a proven track record of providing a professional and reliable service to developers, registered providers, housebuilders, freeholders, and resident management companies in the field of residential block and estate management.

Joe co-owns Principle alongside Brett and has worked in Property Management for over 12 years since graduating with a degree in Real Estate Management from Nottingham Trent University. He is a Chartered Surveyor and member of the RICS with a keen interest in housebuilding and property development. Joe works closely with freehold and developer clients and is responsible for our Business Development strategy across the company. Outside work, Joe enjoys keeping fit and is a Birmingham City season ticket holder.

Andrew has over 9 years of Property Management experience having worked for several national block managing agents. A graduate of University of the West of England (UWE) and De Montfort University, Andrew oversees our Property Management teams alongside Rachael and Andrew with a focus on client relationships, compliance and service delivery. Outside of work Andrew enjoys spending time with his dog, Larry, and is a Coventry City season ticket holder.

Finance Manager

Paul is an accountant with over two decades of experience and is member of the Chartered Institute of Management Accountants. Heading up our finance team, Paul oversees the management of service charge budgets, year end accounts, sales and purchase ledgers, credit control and invoicing. Outside of work, Paul lives in Harborne and is a keen golfer, cricket follower and supporter of the City of Birmingham Symphony Orchestra.

Neelam has over 25 years experience in the property sector, having worked for both the residential property management arm and social housing during that time. She holds a degree in Sociology and Women’s Studies as well as a post graduate degree in Leadership, driven by a desire to support positive career development for all that work with her. Neelam brings with her a real understanding of customer and client expectations, never more important as we see the residential property management sector becoming more customer and RMC focused. Outside of work Neelam is a football fanatic, enjoys going to the gym and walking.

Richard is a Chartered Building Surveyor with a decade of experience working for large commercial property operators and now heading up Principle’s in-house building surveying department. As well as being a member of RICS, he has a Master’s degree in Building Surveying. Richard and his team oversee major works in-house and produce long-term maintenance plans.

Lucy brings over 22 years of experience in residential lettings and property management and is a Fellow of Propertymark ARLA. She is a firm believer in delivering a personal and dedicated service to our landlords, ensuring their needs are always a priority. As head of our lettings team, Lucy is passionate about mentoring and supporting her colleagues, helping them to grow, develop, and thrive professionally.

Property Director

Patrick brings over 20 years of property management experience to Principle, with the last 18 years spent at senior level. His qualifications include AssocRICS, FIWFM and FTPI, reflecting his commitment to professional excellence and continuous development.

He’s an Executive Director at The Property Institute (TPI), our trade body, and a Trustee at The Building Safety Alliance. Throughout his career, he’s played a key role in developing sector standards through the Association of Residential Managing Agents (ARMA) and now the TPI, promoting professionalism, accountability and recognition of worth within the property management profession.

Property Director - North West

Matt is our Property Director for the north west. He brings more than 20 years of residential property management experience to the role, where is he currenty building a team and portfolio from our Manchester office.

Matt is qualified to MTPI and AssocRICS. He served as a council member of the Association of Residential Managing Agents (now The Property Institute) and as former Chair of its Technical Committee; a reflection of his commitment to raising standards across the profession.
