An award-winning Hackney landmark joins our portfolio
We've been appointed to manage 333 Kingsland Road, a Stirling Prize-shortlisted development that exemplifies innovative urban design and community-focused architecture in the heart of Hackney.
This modern scheme combines an 11-storey residential tower providing 68 affordable homes with a 350-pupil primary school and shops at street level. The development's thoughtful design protects Hackney New Primary School from the noise and fumes of one of London's busiest roads whilst creating a striking architectural landmark on the edge of a conservation area.
The residential tower reads as both a landmark and a central European-style apartment block, with its covered loggia at street level creating generous pavements and shelter from the elements. At street level, residents can sit on south-facing benches or walk beneath the arcade below the apartment block, whilst a specially designed gate created in collaboration with artist Paul Morrison celebrates the interplay between architecture and context, adding both day-to-day delight and a sense of wellbeing to the neighbourhood.
The residential tower includes 34 one-bedroom flats, 31 two-bedroom flats, and three three-bedroom flats, with 10% wheelchair accessible. The tower's orientation ensures each home has extended views over the city without overlooking the school courtyard below. The residential component is owned and managed by Dolphin Living, a not-for-profit housing association that specialises in providing affordable homes near good transport links to Londoners on modest incomes. The school's courtyard and main hall are designed to facilitate out-of-hours community use and are easily accessible from the street, reinforcing the development's role as genuine social infrastructure.
