The recently released Rightmove Lettings Report 2025 offers some powerful insights into today’s rental market in the UK. Drawing on feedback from over 900 landlords and 2,300 tenants, the report highlights both the ongoing growth in rental demand, and the challenges landlords continue to face.
One of the clearest takeaways is that the rental market remains strong. Except for a few months in late 2023 and early 2024, advertised rents have risen year-on-year every month since the start of 2020. In fact, the average monthly rent for a new tenant has increased by more than £400 since then. For landlords, this reflects significant opportunity — but also underlines the importance of professional management to balance higher returns with long-term tenant satisfaction.
At the same time the report sheds light on the challenges landlords are up against. Only 43% of landlords surveyed were aware of the Renters’ Right Bill, and many of those who were had only a limited understanding of what it actually means for them. Accidental landlords, or those with just one or two properties, are particularly at risk of falling behind on compliance. The survey also revealed that 45% of landlords have recently experienced rental arrears, and that the top three landlord priorities remain clear: finding reliable tenants, ensuring proper maintenance, and keeping up with regulations.
