With such an efficient and adaptable model of working we are able to accommodate any type of instruction including private individuals with just one or a few buildings, family and charitable trusts, receivers, private companies, corporate and PLC investors.

Principle is able to offer expert technical advice on aspects of freeholder led instructions including bespoke reporting, asset enhancement, long term capex plans and Director led customer service and response protocol.

Why should a Freeholder choose Principle Estate Management?

  • Principle will provide the investor freeholder with bespoke reports at an agreed frequency covering all aspects of the management of the development. Typical reports that we produce including the below:
    • Debtors or Creditors
    • Financial performance against budget
    • Details of any major works
    • Health and Safety review
  • We provide each development with its own dedicated Property Manager, Property Assistant/Coordinator & Finance Manager who oversee all insurance, financial, maintenance and health & safety matters on your behalf. You have direct access to your Property Management team via phone and email.
  • Your dedicated Property Manager will carry out an agreed number of site inspections throughout the year to ensure that all maintenance and Health & Safety requirements are kept up to date. We understand the importance of face to face meetings which help to form strong working relationships and are happy to meet with residents on an agreed date. We want residents to be happy in the developments we manage and will therefore engage with them at all levels.
  • We ensure that contractor invoices are paid on time, as well as ensuring the contractor is adequately competent, qualified and insured for the work they are undertaking. We do not charge contractors to be on our approved supplier list. We do not provide maintenance services ourselves, all services are provided by independent third parties.
  • One of our Directors will visit each site annually. This ensures a higher level of oversight of your property.
  • Transparency is very topical. We don’t do hidden fees. If we charge for something, we are happy to disclose it and justify it. The price confirmed at tender is the price that is paid. It’s all detailed in our management agreements and terms of business.
  • We operate an out of hours service 24 hours a day 365 days of the year.

Principle is structured in a way that we are able to manage each of our properties on a personal basis, tailored to your individual requirements. We are always available to advise, and will work closely with you to ensure your property is managed to your expectations whilst being within the law and the lease.

We appreciate that being a Director of a management company comes with its challenges and without a competent managing agent it can become a daunting and time-consuming task. We are more than happy to chat about any issues or concerns you may have at any time and always on the end of a phone call or an email. We understand that this is your home and we will always be happy to assist. At Principle we pride ourselves on offering an unparalleled level of customer service with exceptional communication to our customers.

As well as being able to manage the common areas of your building, Principle are able to offer a full company secretarial services. Included within this service are:

  • Provide a registered business address for the Residents’ Management Company
  • Hold all records on behalf of the company relating to membership
  • Issue new share certificates or membership certificates
  • Organise and attend regular meetings, with the preparation of all paperwork and minutes (minutes to be distributed within agreed timescales)
  • Prepare and file Company Annual Returns and Accounts, as required by the Registrar of Companies
  • Handle consents, licences and notices
  • Enforce covenants
  • Handle complaints and disputes arising out of maintenance or service contracts
  • Represent Residents’ Management Company at First-tier (Property Chamber) Tribunals

General Services Offered by Principle Estate Management

  • The preparation and issue of Service Charge budgets, demands and collection.
  • Annual Service Charge accounts including collection of ground rents where applicable.
  • Daily maintenance matters and redecoration works of communal areas and arranging settlement of accounts.
  • The arranging and supervision of maintenance accounts for all plant and equipment.
  • To arrange when necessary, in accordance with the lease, quotations for both scheduled and unscheduled building works and repairs.
  • To liaise with and manage all service companies, contractors and public utilities with regard to such works.
  • Full involvement and project management with all major works as required under the terms of the lease and service of notices in accordance with relevant statutory procedures.
  • To enter into employment contracts with site based staff as appropriate and effecting supervision of such staff.
  • To make an agreed number of visits per annum to the property to ensure regular review of service standards and building maintenance.
  • To instruct solicitors on behalf of clients in relation to Service Charge arrears recovery.
  • To arrange details of insurance premiums and recovery from each leaseholder via the Service Charge.
  • To administer advance reserves or sinking funds and the maintenance of any banking accounts specifically opened for that purpose. All such monies collected are placed in an interest bearing account with interest to the fund.
  • To check compliance with terms of leases and statutory requirements.
  • To produce an annual estimate of expenditure for Service Charge purposes and contributions to reserves.
  • To calculate a forward forecast for internal and external refurbishment as per the terms of the lease.
  • A service of full co-operation is given to owners, residents, agents and solicitors in the event of change of ownership.
  • Attendance at Management meetings as well as the Annual General Meeting and regular reporting on block affairs, commenting on the state of repair, decoration and any other relevant matters.
  • Individual online portal for each development providing relevant information to development, statement of individual accounts, communications channel including repair reporting and ability to pay online.
